Construction

  • Construction to the Guard House will commence on the 6th of January 2025.

Entry And Exit

  • The Entry and exit facility will be moved to the Contractors’ Gate.
  • No Entry or Exiting will be allowed from 6th January 2025 at the Main Entrance.
  • Contractors Gate will be left open during the day and close at 23h00 and open at 5h00.

Security

  • Security into the Estate will be very strict as there will be no booms, no tap system, no access codes.
  • Residents are to ensure their domestic/gardeners access cards are up to date with an ID picture as security will not allow them into the Estate without some form of Identification.
  • Additional Security will be placed at the original Entrance when construction begins of the Guard House.

Remotes

  • All Remotes to be handed in January 2025.
  • All Remotes are to be placed in a well-marked plastic bag/packet with number of remotes, Resident’s name, and address.
  • In an effort to boost security, all remotes will be deactivated and will only be activated once the Guard House Construction Upgrade has been completed and Security system is in working order.


We will only hand outstanding accounts over 90

days and are in arrears for collection if all

correspondence and requests have been ignored

and not taken seriously.

Accounts over 90 days have been handed over

for collection.

A Summons will be issued thereafter if the letter

of demand has been ignored.



MCHA has R73 3349,27 outstanding on its debtors’ line and

would appreciate Residents to bring their levies up to date as

levies are critical in the upkeep of our Estate.

In terms of Clause 2.15 of the MOI, “No Resident shall be entitled

to any of the privileges of Membership unless all levies have

been paid, and interest thereto which may be due and payable

by that member to MCHA, from whatsoever cause arising.”

All legal costs will be for the defaulting owner’s account.

WHAT ARE LEVIES USED FOR?

Levies are being calculated by the participation quota of each unit and used mostly for the repair, upkeep, security, management and administration of the common property.

MAINTENANCE OF ESTATE HOMES

Maintenance of Homes - We encourage Residents to maintain their homes by staying on top of routine maintenance and fixing minor problems as they arise and not wait until they pile up. This will help to increase the resale value of your property and the value of other homes in the Estate. In addition to maintaining individual homes, it is also important to maintain the overall standard of our beautiful

Estate.

Approval from the Board of Directors through the MCHA Estate Manager, Brenda Mitchell.

Submit the following information:

  1. Paint Colours (earth colours are approved for MCHA)
  2. 2. Drilling for a borehole
  3. Completion Dates and/or Project Timelines
  4. REFURBISHMENT PROJECTS MAXIMUM 6 MONTHS

NOT ALLOWED!

GEYSERS ON TOP OF ROOFS

In terms of the new MOI, the MCHA reserves the right

to advise of any changes, if needed, on the installation

of geysers on top of the roofs and will request that the

changes been imeplented at Member ’s expense in

situations where pre-approval installation was not

secured.

PRIMETER WILL IN BLUE CRANE STREET

The perimeter walls of homes belonging to residents of Meyersdal Crest Housing Estate have been painted to preserve the value of your properties within the Estate.

PAVEMENTS

Residents are reminded to please attend to their

pavements by cutting grass and maintaining

weeds. MCHA will attend to the Resident’s

unsightly pavement at a cost if notices are

ignored. This cost will be debited to their levy

account.

CONTRACTORS ANNUAL SHUTDOWN

The last day for all contractors working in the estate is Wednesday, 13 December 2024 and may

resume or commence on Monday, 13 January 2025. No contractors will be permitted into the Estate

during this period, unless for emergency purposes. In the event of emergencies, all Residents are

requested to inform the Estate Manager, Brenda Mitchell via admin@mcha.co.za or +27 (83) 266-

8713.

It is probably (or not) a mere coincidence that this season falls at the start of Autumn, a season synonymous with letting go of the old and embracing the new. The act of letting go is much easier said than done. We all go through seasons in our lives where we try to hold onto memories, people and things. As wonderful as it is to reminisce the past at times, we must also learn to accept the fact that things change. Life, for all of us, is abundant in experiences, opportunities and struggles, and without each of these, we cannot grow. So, cherish the memories, forgive the hardships, dismiss who or what is no longer serving you, and look to the future with positivity.
